Hi, I’m Stephanie!

My husband and I live in Cleveland, Ohio in a charming 1928 Bungalow-Craftsman. With 6 kids, two dogs and full-time jobs, we’re just doing the best we can to turn our humble hive into a home we love.

One of my favorite things to do is tour properties that are new on the market. Usually, I am most interested in properties that have noticeable new updates. Since hubs and I already have two investment properties, we are also looking at low priced homes that would be ideal for us to add to that mix. I consider it a form of research. Luckily, my real estate agent is super accommodating because he knows that we are looking to seize our next great opportunity. In fact, he texted us that this adorable split level was new on the market and we decided to fit in a walk through. I’m not generally a fan of split levels, though I’m not really sure why, but the homeowners did a great job and updating. Listed at $249,900 - last bought in 2013 for 173k and in a thriving suburb of Cleveland. Check out more in our story (archive in inspiration).

It’s been a minute since I’ve shared our story so, thought it was a good time to do just that. My husband is in law enforcement (so his identity is typically kept out of posts just for privacy reasons) and I work in marketing and am finishing up grad school. We have two boys (ages 5 and 2). My hubby bought our charming #craftsmanbungalow as a foreclosure in 2007. We met in 2009 and work immediately began. We live on a modest budget so we have taken our time over the years, moving room by room to update and renovate. Given our strict budget, we do most of the tear out ourselves and generally hire professionals only when my handy hubs can’t complete the work himself. Even still, we want to do things right so that we leave the home in better shape than when we got it. We also took out equity in our home so that we could purchase an investment property that is next door to our house (makes things easy being close by). We bought the house with cash and put the rest of our money in renovating it for our tenant, who is actually a friend of ours, which is nice! As if that’s not enough, we just recently bought a commercial property that we call Big Blue. Join us on our adventure and PLEASE help us along the way...Lord knows we could use it!

Can we talk for a second about the real fear I have every single time we rip out a wall in our house? Most of our rooms are original plaster but the bathroom had (at some point) been redone...even still, I was terrified about what we would find. Turns out, this is what we found...yes, that’s styrofoam used for insulation.

Hubby took out the vanity yesterday and continued with chipping away at the tile to remove the mortar. It’s looking good. Now it’s a conversation about when to remove the toilet such that we can finish the work without having to go time without a functional bathroom...#bathroomrenovation #bathroomtile
